313 Adelaide Street is located within the Brisbane CBD and has been in existence for almost 30 years. The changing market and increasing requirements for sustainability and energy efficiency were recognised by the building owners and a decision was made to undertake a mid-life refurbishment in an effort to provide a building that was comparable with contemporary buildings being developed in the city.

In 2010 the existing building underwent a NABERS assessment returning a 0 Star NABERS Energy rating. The owners required a minimum 4.5 star NABERS Energy rated building as a result of the refurbishment.

Floth was appointed to undertake a building review and identify the possibility of achieving this benchmark from the existing building. An energy model was created to reflect a base model of the existing building and recent NABERS Assessment. After the model was constructed, a rigorous re-modelling exercise was undertaken to increase the building performance to 4.5 NABERS Energy rating while minimising the cost to achieve the benchmark.

A shopping list of options was presented to the building owner to allow them to identify the most beneficial and cost effective solutions. Once finalised, the options were integrated into the design of the final building services. The design development was undertaken utilising the feedback from the NABERS modelling, the accepted shopping list items and with a clear direction that the building tenants need to remain in place while the refurbishment was occurring.

The original targets were exceeded with a 5 stars NABERS Energy rating and 4 stars NABERS Water rating achieved in 2014.
