From the Partner's Desk – The Year That Was

2016 has been another exciting year for Floth, with a number of exciting high profile projects in Brisbane, Sydney, Perth and Indonesia, and an already strong work schedule lined up for 2017. Floth had the pleasure of working on numerous projects both nationally and internationally in 2016, namely:

300 George Street, Brisbane, (Mechanical, Electrical, Fire, Hydraulics, Lifts & BMU)
Based on the old supreme and district court site, 300 George Street is a mixed use development including a 35 storey, 22,000m2 five star world class hotel, an 82 storey 68,781m2 residential tower with 428 apartments and a 42 storey 45,000m2 NLA office tower. Currently targeting a 5 Star Green Star and 5 Star NABERS ratings.

310 Ann Street, Brisbane, (ESD, Mechanical, Electrical, Fire, Hydraulic & Acoustic Consultants)
Refurbishment of the existing building into A-Grade Office Tower, comprising of 18 levels and 20,500m2. Currently targeting a 5 Star Green Star and 5 Star NABERS ratings.

Southpoint, Southbank, (ESD, Mechanical, Electrical, Fire, Hydraulic & Vertical Transportation Consultants)
Southpoint is a Transport Orientated Development which incorporates three separate towers. The Western Tower includes; a 147 Room Emporium branded boutique hotel and 247 high end apartments, the Centre Tower includes 23,000m2 of A Grade commercial office space and 10,000m2 of mixed use including railway station, supermarket, specialty retail and gym, whilst the Eastern Tower incorporates 196 Apartments. The Office Building has achieved a 5 Star Green Star Design Rating and is targeting a 4.5 Star NABERS Energy Rating.

Western Australia
Westfield Whitford City, (Mechanical, Electrical, Fire Hydraulics & Vertical Transportation Consultants)
Redevelopment of the Westfield Whitford City shopping centre in the Perth suburb of Hillarys will see a 30,000m2 extension to the centre and an additional 47,000m2 of basement, on grade and roof level car parking area. The extension will include the addition of a two storey mini major tenancy, new food/café precinct, cinema’s, new mall with a fresh food market including Coles and Aldi, new mini majors and specialty tenancies and a new David Jones store. This project has been designed and documented in Revit 3D and to a Westfield BIM Execution Plan.

Oracle Apartments, (Mechanical, Electrical, Hydraulic & Fire)
Oracle apartments is located in Northbridge and includes a 22 level apartment complex complete with commercial tenancies on the ground floor. The building also includes a fitness hub on the Podium level, with a gym, yoga room, saunas and pool, and a relaxation zone on the Rooftop Deck. The deck includes a sky garden incorporating barbecues, a private dining room and a video theatre for movies and gaming.

Regis Woodlands Aged Care Facility, (ESD, Mechanical, Electrical, Fire, Hydraulics, Vertical Transportation & Acoustics)
Regis Woodlands is a 123 bed contemporary aged care facility consisting of accommodation, café, day spa, library, cinema, hair salon, dining and function areas. The project is due for completion in 2019.

Cowle Street Apartments, (Mechanical, Fire & Hydraulics)
Cowle Street apartments is a combined development over two lots and includes 75 apartments, integrating into an existing Heritage building. The development is located in North Perth, has a basement level car park and 4 levels of apartments. The Mechanical, Hydraulics and Fire design are documented in full 3D Revit to a high level of detail.

New South Wales
Olympic City Garden, (Mechanical, Electrical, Fire, Hydraulics & Vertical Transportation)
Includes 422 apartments over 4 apartment towers. The site is part of a larger master-planned development consisting of 41 buildings varying from 4 to 22 storeys in height with a total area of 180,000m2.

275 Kent Street SP1-3, Sydney, (Mechanical & Hydraulics)
The refurbishment of the existing Westpac Place office tower included, the relocation of existing HHW boilers and associated plant to provide space for the installation of generators, new cooling tower and condenser water pipework to provide 2N configuration to tenant generators. Modification of existing condenser water pipework so existing generators are only serviced by base building plant, modification of tenant BMCS to provide system redundancy. Refurbishment of Urban Park Retail level, new Tenant End of Trip facilities at Sussex Street, incorporating bicycle parking, change rooms and shower facilities and a new informal lobby that is to connect to the existing main lobby.

44 Cudgegong Road, Rouse Hill, (Mechanical, Electrical, Hydraulic, Wet & Dry Fire, VT)
Residential building consisting of 320 apartments over five buildings and a common basement. One part of a large (4,000 apartments) residential subdivision and rezoning adjacent to the new Cudgegong Road Metro Station.

Merrylands Court, (Mechanical, Electrical, VT)
Mixed-use building consisting of 580 apartments in four towers above a 7,500m2 two-level retail precinct including street level dining, big-box retail and a mini-major tenant. Includes an enclosed retail bridge connection to the adjacent Merrylands Shopping Centre.

101-111 Willoughby Rd, Crows Nest, (Mechanical, Electrical, Hydraulic & VT)
Mixed-use building consisting of 50 apartments in two towers above a 3,000 m2 Coles supermarket podium and basement retail and residential parking.

130 Lonsdale Street, Melbourne, (ESD, Mechanical, Electrical, Fire, Hydraulics & Acoustics)
130 Lonsdale Street is a new 34-storey, 55,000m2 NLA commercial office tower built adjacent and over an existing heritage church in Melbourne’s CBD, including existing heritage buildings conversion to retail. Floth was recently invited to participate in a design competition and our demonstrated design initiatives, cost savings and experience on projects of this type and size have now broken us into the Melbourne market.

South Australia
Adelaide GPO Tower, (ESD, Mechanical, Electrical, Fire, Hydraulics, Vertical Transportation & Acoustics)
Adelaide GPO Tower is a 20 storey A grade office tower incorporating 24,500m2 of commercial NLA and ground floor retail alongside the Heritage Telephone exchange building refurbishment that will also accommodate retail tenants. The project is targeting a 5 star Green Star and 5 star NABERS energy rating.

Bukit Pandawa Precinct, Bali, (Electrical, Fire, Hydraulics, Communications, Vertical Transportation)
Stage one of the Bukit Pandawa Precinct which is presently under construction incorporates a 36 hole golf course and four resort hotels. Future stages of the development which are subject to ongoing master planning will potentially deliver up to 1,175 keys in a combination of condotels, hotels and residences which together with retail offerings will occupy approximately 65 hectares.

The Mandarin Oriental Bali Resort,
The resort is a 6 Star facility incorporating 140 keys. Accommodation is provided through a combination of totally private detached villas (1, 2 and 3 bedroom), suites and residences, each with their own swimming pool, extensive gardens and unrestricted ocean views. Food and beverage outlets include; an all-day-dining restaurant, a speciality restaurant, a pool side bar and a beach club, whilst the wedding pavilion, health spa, water garden, gym, children’s playground and meeting rooms complete the central facilities. A feature of the resort is the extensive use of water in reflection ponds which are located throughout the private villas, buildings and landscape.

The Waldorf Astoria Resort,
The resort is a 6 Star facility incorporating 96 keys within a total built area of 20,000m2. Accommodation is provided entirely in detached villas (from 1 to 5 bedrooms) each with their own swimming pool and either ocean or garden views. Food and beverage outlets include; an all-day-dining restaurant, a speciality restaurant, a lobby lounge bar, a sunset bar and a beach, whilst the conference and wedding markets are catered for with a significant ball room and associated meeting rooms. Other facilities include a health spa, gym and children’s club.

The Cheval Blanc Resort,
The resort incorporates 44 highly exclusive villas situated on a heavily landscaped site of over 13.9 hectares ensuring complete privacy for all guests. Each detached villa has unrestricted ocean views and is provided with a swimming pool and extensive tropical gardens. Central facilities include a number of fine dining restaurants and bars, a health spa with beauty studio, a boutique, a library and a beach club.

The Swiss Hotel,
The hotel is situated on a striking cliff top providing expansive ocean views from each of its 200 rooms that are accommodated in three separate wings emanating from a central core which includes the requisite restaurants, bars, meeting facilities and retail outlets. Additionally, the hotel incorporates the brand’s signature Pürovel Spa along with extensive water features and swimming pools.
