Kings Square Stage 2 (KS2) is the first development in the new Perth City Link Precinct. Located north of the CBD, the precinct will become a major mixed-use destination providing more than 22,000sqm of office and commercial floor space including retail and entertainment facilities.
Appointed to deliver electrical and mechanical services on the A-grade 12-storey building, Floth faced a number of existing spatial design challenges that required solutions to meet the project’s sustainability targets.
Floth needed to deliver a sustainable, energy efficient air conditioning system that provided high indoor air quality within the building. Floth implemented a Low Temperature VAV Air Distribution system which provided the necessary cooling capacity and air distribution to the building whilst minimising both spatial area requirements for the mechanical risers and energy consumption. This system ensured that the Green Building Council of Australia’s (GBCA) 5 Green Star sustainability requirements could be achieved. Floth also designed a roof plant room to accommodate the building’s central chilled water and air handling plant.
The Low Temperature VAV air distribution system complemented Floth’s electrical service design strategy for low energy usage. Energy efficient lighting was also incorporated throughout the building with an occupancy controlled system that activates and deactivates lighting within a room on entry and exit.
